It is the Landlord's responsibility to keep in repair and proper working order the installations in the dwelling/house which is to be rented...

with reference to the landlords and tenant act of 1985 section 2...


In order for landlords to comply to current legislation we recommend that the following regulations are complied to:

  • Approved Document Part P 2006 as amended
  • Memmorandum of guidance on the Electricity at Work Regulations 1989 as amended
  • IEE Wiring regulations BS 7671 2008 as amended
  • Landlords and Tenants Act 1985 as amended


We advise that the electrical installation to be rented has a Periodic Inspection Report (PIR) upon change of occupancy or change of the use of the premises or on a long term rental period, the fequency of the Periodic Inspection Report (PIR) should be determined by the electrician based upon the previous PIR up to a maxium of 10 year intervals.

Multiple occuptancy dwellings the regulations for the communical areas and individual dwellings within the property must also comply to the current regulations.
